Fire sprinkler systems are designed to save lives and property in the event of a fire. High rise residential buildings greater than 11m in height must have an appropriate fire sprinkler system in place to prevent the spread of fire. They provide an additional lifeline to a property giving people more time to evacuate a building safely and minimizing any damage caused.

Fire sprinkler systems can be installed as part of a new build project or retrospectively fitted to existing structures.

Residential care homes or retirement homes are an important part of the community. Fire incidents and associated damages can be devastating to residents. In severe cases, residents may be required to move home, possibly away from their local area, which can be very distressing to all involved and their families.

Fire sprinklers control the size and spread of a fire, reducing the amount of damage caused, minimising the risk for residents.

Old buildings are particularly susceptible to fire damage, and a large number are damaged by fire every year, many of them being burnt to the ground. Owners and occupiers of listed buildings are encouraged by heritage organisations to improve their fire protection and fire prevention measures to reduce the number and severity of accidental fires at historic buildings.

Fire sprinklers provide better fire protection in student dwellings or areas such as communal kitchens where fire risk is much greater, and can also be used to protect escape routes for residents.

Many factors must be considered when designing a system to BS9251:2021 and full consultation with the relevant AHJ’s.

The term HMO or Home of Multiple Occupants can be;

– a shared house or shared flat, where people have separate renting agreements
– a hostel or bed-and-breakfast hotel that is not just for holidays
– some shared accommodation for students – although many halls of residence are not classed as HMOs.
