  • Nozzle requirements – Residential properties need to be equipped with the correct nozzles in their sprinkler system design.
  • Minimum flow rates – Each nozzle must facilitate 60 liters per minute, whilst multiple nozzle systems must flow at a minimum rate of 42 liters per minute.
  • Regular maintenance – BS 9251 mandates that your sprinkler system needs to be tested and maintained annually, ensuring that the system maintains its safety benefits long term.
  • Minimum duration – Residential sprinkler systems must be able to flow for a minimum of 30 minutes in the event of an emergency. 
  • Risk assessment – A thorough risk assessment needs to be carried out before installation. This will consider building size, type, water supply, maintenance protocol and building occupancy.

Is a sprinkler system a legal requirement in residential apartments?

Sprinkler systems are legally required in any new residential apartment building which is over 11 meters in height. This is because of the extensive safety benefits which they provide, as well as the protection to your property they offer. 

In existing residential apartments, installing a sprinkler system is not always a legal requirement, as it depends on safety inspections and fire risk assessments. However, we would always recommend seeking fire sprinkler system installation to protect lives and property.
