Sprinkler System Installation for Student Accommodation

Fire sprinkler systems can drastically reduce the risk of serious injury or worse in the unfortunate event of a fire. The standards of sprinkler system installation in student accommodation

In student accommodation, sprinkler systems must adhere to ‘BS 9251’ standards, which were introduced in 2021. These British Standard guidelines state that every system must be designed, installed and maintained based on the following aspects:

  • Minimum flow rates – A single nozzle must be able to cater for 60 liters per minute, whilst multiple nozzle systems must flow at a minimum rate of 42 liters per minute.
  • Nozzle requirements – Residential properties must be equipped with at least 4 nozzles in their design.
  • Minimum duration – Sprinkler systems in residential properties must be able to flow for a minimum of 30 minutes in the event of an emergency.
  • Regular maintenance – Standards state that each sprinkler system must be tested and maintained annually, ensuring that the system maintains its safety benefits long term.
  • Risk assessment – Before installation, a thorough risk assessment must be carried out considering factors such as building size, type, water supply, maintenance protocol and building occupancy.

Is a sprinkler system a legal requirement in student accommodation?

Sprinkler systems are legally required in new student accommodation buildings which are over 11 metres in height. They massively increase safety and reduce the risk of serious loss of life or damage to property.

Even in buildings where a sprinkler system is not a legal requirement, it is in your best interest to seek installation. Sprinkler systems which meet safety standards can provide you with the peace of mind that the property and those living there are much safer.

What should be considered in the design of student accommodation sprinkler systems

When designing sprinkler systems for student accommodation, we’d consider the unique conditions of the building, including the increased risk of fire due to student accommodation usually being densely populated buildings.

We’d also consider the increased risk in communal kitchen areas, where multiple people might be cooking at one time, and there may often be flammable packaging not properly disposed of in these areas too.

The layout of student accommodation means that private areas and communal areas need to be considered equally when installing fire safety sprinkler systems, ensuring that the whole property is covered.
