Sprinkler System Installation for Residential Apartments

Fire sprinkler systems help to drastically reduce the risk of death or serious injury in residential apartments. Equally, fire sprinkler systems protect your property and furniture/personal items inside from damage too.

Residential apartments can be higher risk buildings as often there are multiple people living in relatively small areas, and sharing kitchens (in student accommodation). This is especially true with high rise apartment buildings, so make sure to protect your residential apartments today.

Sprinkler system installation standards in residential apartments

There are certain standards that need to be followed when designing and installing sprinkler systems for residential apartments to ensure both quality and safety.

In the UK, these standards are known as BS 9251, and they state that any residential fire sprinkler system needs to be designed, installed and maintained based on the following:

  • Nozzle requirements – Residential properties need to be equipped with at least 4 nozzles in their sprinkler system design.
  • Minimum flow rates – Each nozzle must facilitate 60 liters per minute, whilst multiple nozzle systems must flow at a minimum rate of 42 liters per minute.
  • Regular maintenance – BS 9251 mandates that your sprinkler system needs to be tested and maintained annually, ensuring that the system maintains its safety benefits long term.
  • Minimum duration – Residential sprinkler systems must be able to flow for a minimum of 30 minutes in the event of an emergency.
  • Risk assessment – A thorough risk assessment needs to be carried out before installation. This will consider building size, type, water supply, maintenance protocol and building occupancy.

Pyrotech Sprinklers are experts in sprinkler design, installation and maintenance, so we can take care of all your needs.

Is a sprinkler system a legal requirement in residential apartments?

Sprinkler systems are legally required in any new residential apartment building which is over 11 meters in height. This is because of the extensive safety benefits which they provide, as well as the protection to your property they offer.

In existing residential apartments, installing a sprinkler system is not always a legal requirement, as it depends on safety inspections and fire risk assessments. However, we would always recommend seeking fire sprinkler system installation to protect lives and property.

What to consider in residential apartment sprinkler system design

When it comes to sprinkler design for residential apartments, we consider the individual requirements of your building and the layout of the apartments, and

  • Residential buildings are often densely populated with young families or professionals, which comes with its own risks. The layout and structure of a building can have a big impact on the way fire can start and spread, which is something we’d consider in the design stage.
  • It’s also important to consider the water pressure of residential buildings we work on, so we can establish that the building’s water pressure is sufficient for a professionally designed sprinkler system to be fully effective. If not, we might have to recommend changes in other areas first.
  • Finally, we’d need to consider where sprinklers should be positioned based on the internal structure of the building. Ensuring adequate coverage of all floor area and enough space between sprinklers and walls.

This is how we can ensure maximum safety and protection for your residential property.

How important are sprinkler systems in residential apartment buildings?

Fire sprinkler systems are very important in residential apartment buildings. Protecting life and property should always be your number one priority, and fire sprinkler systems are one of the primary ways to do this.

Residential apartment buildings are occupied by a variety of different people, but this often involves young families and working professionals. The nature and layout of residential apartment buildings means the spread of fire is sometimes quite high risk, especially without proper safety measures in place to prevent this.

The main benefit of an automatic fire suppression system is that they eliminate the need for human activation. Not only does this reduce the risk to occupants' safety, but it is also ideal for extinguishing fires in remote areas.

Detection

A system is activated by a heat-sensitive device, such as a glass bulb, which reacts to the heat of a fire and triggers the release of water from sprinkler heads.
1

Sprinkler Activation

Only the sprinkler heads in the area of the fire will activate when required, releasing water to suppress the fire and damages to the surrounding area.
2

Water Flow

When the heat-sensitive device is triggered, it opens a valve that allows water to flow from the main water supply through the pipes and out the sprinkler heads.
3

Containment

Water from the sprinkler heads help to contain the fire by keeping it from spreading to other areas of the building allowing people time to evacuate.
